Condos Between the Beach and US 41

Audubon is to the north of the Naples area, immediately south of Bonita Beach. As its name implies, the community is a Certified Audubon Sanctuary and is one of the least densely populated neighborhoods in the entire Naples area. Built around an 18-hole championship golf course, Audubon has 36 spacious condos in three, three-story buildings.

Pelican Isle is at the west end of Wiggins Pass Road. This exceptionally luxurious high rise community is actually on its own private, gated island – as in “entirely surrounded by water” – between Naples and Bonita Springs. Access is from Vanderbilt Drive or, of course, by water. Five 11-story towers feature extraordinary, unhindered views of the Gulf of Mexico and Wiggins Pass, Pelican Bay, the Cocohatchee River, and Sanibel Island to the north.

Vanderbilt Beach condos are in 13 luxurious beach and bayside, mid and high-rise buildings with exquisite views of the sparkling Gulf during the day and the incomparable sunsets in the evenings. It is the northernmost of the communities in this north-south corridor. Moraya Bay’s 72 gulf view condos include grand salons and butler’s pantries. It has been awarded 17 CBIA Sand Dollar design awards. Condos range from just under 4,000 to just over 4,500 square feet, setting a high standard for Naples area condos.

Pelican Bay includes the Bay Colony condominium neighborhood, “one of the most elegant, distinctly upscale communities to be found anywhere in this country. Each Bay Colony lifestyle redefines luxury in extraordinary fashion.”

There are 60 neighborhoods in Pelican Bay including, including 49 low, medium, and high-rise condos within 2,300 acres. Over two-and-a-half miles of beach, 43 acres of recreational areas, and three private, nine-hole golf courses designed by Arthur Hill for residents and their guests to enjoy. The glamorous Waterside Shops and the Artis-Naples fine arts center are located in the southeast corner of Pelican Bay.

Naples Cay is a small enclave of luxurious low and high-rise condos just south of Pelican Bay. It may be small, but it is not to be missed. Condos range in size from 1,000 to more than 11,000 square feet.

Park Shore is Naples Cay’s immediate neighbor to the south. It is home to 25 residential high-rises, numerous mid-rise condominiums, and 600 single-family homes. Park Shore is both a waterfront and beachfront community and was the very first planned-unit community in the entire state of Florida. The centerpiece of Park Shore is the Village at Venetian Bay, an elegant collection of waterfront restaurants and shops.

Moving south, Moorings covers more than 800 acres of land plus waterways with direct access to the Gulf of Mexico and a mile-and-a-half of Naples’ finest white sand beaches. Moorings boasts the most direct-access, waterfront shoreline in the city. In addition to approximately 875 single-family homes, the Moorings includes 82 condominium neighborhoods, of which many are beachfront or waterfront. In fact, Moorings boasts the most direct-access, waterfront shoreline in the city.

Coquina Sands is one of Naples’ most prestigious waterfront and beachfront communities. It is a large subdivision comprised of a broad range of homes and styles from condos to breathtaking custom, estate homes. Condos range in size from 1,000 to more than 3,000 square feet of luxurious living space. Coquina Sands was the first beachfront community to offer condo residences in Naples.

Old Naples is what might be called “downtown” as it is home to the trendy Fifth and Third Avenue shopping districts. As one would expect from the community’s name, most of the condos are low and mid-rise. In fact, there are nearly 150 of these tastes of Old Florida in the center of Naples. US 41 takes a southeast turn inland on Fifth Avenue, so the condo communities south of that point continue to the south and east as well.

Condos South of US 41

Royal Harbor is on the east side of Naples Bay. Although it is primarily single-family homes, the Harbor Lakes and Royal Bay neighborhoods are home to two and three-story condos and attached villa homes.

Windstar is the only golfing community in the Naples area that also has deep-water, bridge-free, direct boating access to the Gulf of Mexico. Built around two golf courses, this 450-acre, gated community includes six neighborhoods of low-rise luxury condos. Its southeast corner adjoins the Naples Botanical Garden.

Treviso Bay is southeast of Windstar. It is the only TPC/PGA bundled golf community in the world, and it’s in a resort-style setting. This Mediterranean- inspired community features elegant bridges, fountains, and luscious landscaping and condos in the terrace, veranda, coach styles.

Fiddlers Creek is about halfway between Naples and Marco Island, on the west side of Collier Boulevard. This still-expanding golf community features two neighborhoods of spacious Mediterranean-style condos.

Hammock Bay is tucked away behind the mangroves on the east side of Collier Boulevard just two miles before the bridge to Marco Island. It is a secure community of lavishly elegant condos, including three palatial high-rises and two neighborhoods of carriage homes and villas, built around the secluded, Peter Jacobson-designed, Hammock Bay Golf and Country Club.

Condos Between US 41 and I-75

The area between US 41 and I-75 is the golfer’s paradise of Naples and Southwest Florida. The area is replete with golf and more golf, which makes it an ideal place to invest in condo-style living. The condo neighborhoods offer the beauty and tranquility of Southwest Florida that is unmatched anywhere else in the state. You need not be a golfer to live in these communities, but it is the premier benefit of many, with courses ranging from executive to championship.

Condos East of I-75

No less luxurious than the communities between I-75 and the Gulf of Mexico, those to the east of I-75 represent the dynamic growth of the Naples area as a prime residential, vacation, and retirement area. Some of the most sprawling and palatial homes in the entire metro area are in Golden Gate Estates where resident live unhindered by zoning restrictions.
