If you're looking for a bargain, check out the foreclosures in Fiddler's Creek.  The original developer was just reaching his stride when the real estate crash occurred in 2005.  Overnight, it seemed, banks stopped lending.  Not only did they stop lending to builders but new home buyers as well.  The instantaneous effect was similar to turning a faucet off.  Suddenly nothing.  Real estate values across the county were impacted.  In places like Florida, were home values seemed to double in the last year or two, values were cut in half  or even to a third of what the were. 

The result of the crash was foreclosures and lots of them.  While the Marco Island and Naples areas had lower foreclosure rates than most of Florida, we had our share.  Fiddler's Creek was not immune.

Don't forget the short sales.  Because so many mortgages were written at inflated values in 2005 and 2006, a stream of short sales still find their way to market every year.  The banks would rather negotiate a short sale than foreclose so there is an opportunity for buyers to benefit from the distressed sale.
