The Contessa rises above the beach just south of the Ritz-Carlton Resort and is both the original and southernmost of the beach condos in Bay Colony. Contessa is home to 76 condo units, most of which are four to a floor. The top two floors are the exception with only two ultra-luxurious penthouse suites on each floor.

The condos at the Windsor range in size from 6,500 to 10,000 square feet, each with unparalleled views of the beach and the Gulf beyond. Although 21 stories tall, Windsor is home to only 31 spectacular condominiums. Seven are penthouse suites. Windsor condos have at least four bedrooms and bathrooms. High-speed, coded elevators are an example of the distinctive amenities that make the Windsor so much in demand.

The 75 condos in the Biltmore range from 3,385 to more than 7,000 square feet, each featuring vaulted ceilings and grand foyers for introducing guests to the elegance and expansive ocean views that wait within.

Four different floor plans are available in the 75 unit Brighton tower. Each condo has eastern and western exposures so that residents may enjoy their morning coffee while watching the sunrise and a refreshing nightcap while watching it set.

Carlysle (not to be confused with Carlyle at Coquina Sands, is home to 75 luxury condos that range from 2,640 to 5,650 square feet. In addition to two penthouse suites, Carlysle at Bay Colony also features five “terrace residences” that have a private stairway to the pool area.

Coquina Sands

Coquina Sands is one of Naples’ most prestigious waterfront and beachfront communities. It is a large subdivision comprised of a broad range of homes and styles from condos to breathtaking custom, estate homes of 8,000 square feet and more. Condos range in size from 1,000 to more than 3,000 square feet of luxurious living space. Coquina Sands was the first beachfront community to offer condo residences in Naples. Surfside Club is a low-rise condo neighborhood within Coquina Sands just a mile north of the famous Fifth Avenue shopping district. There is a total of 64 residential units. Residents are just steps from the beach.

Mansion House includes 32 condos in eight two-story, low-rise buildings located on the beach just 500 yards north of The Naples Beach Hotel & Golf Club on Gulf Shore Boulevard.

Laurentians has two mid-rise, eight-story buildings with two condo unites per floor and over 3,000 square feet of living space in each. Each condo boasts large porches and balconies.

Via Delfino is a unique and luxurious, nine-story, high-rise just steps from the beach. There are 24 condos, three per floor, ranging in size from 3,800 to 4,700 square feet.

Vanderbilt Beach

The majority of the condominium homes at Vanderbilt Beach are in luxurious high-rise buildings with exquisite views of the sparkling Gulf during the day and the incomparable sunsets in the evenings.

Beachmore, located at 9051 Gulf Shore Drive has 33 condos ranging in size from 1,600 to 2,155 square feet and available in two or three-bedroom plans. There are only three condos per floor that share a common lobby. The unique design of the building allows every unit to have unobstructed views of the Gulf.

Regatta is a neighborhood of five luxurious high-rise buildings that house 60 condos with large, screened balconies overlooking the beach. Private boat slips are on the east side of Regatta. Floor plans vary from building to building and range from 1,475 to 2,320 square feet.

Le Dauphin consists of two seven-story buildings, one on the Gulf side and one on the Bay side. They house 20 and 17 units, respectively. One of the newer neighborhoods in Vanderbilt Beach, Le Dauphin features spacious condo living with direct beach access. A variety of floor plans from just under 1,800 to nearly 3,000 square feet offer residents spectacular views.

Vanderbilt Shores is a single-building community with 28 condos ranging from 1,600 to more than 3,800 square feet. Screened lanais and balconies afford impressive panoramas to both the east and west. Floor to ceiling windows seem to make the view to the horizon a part of your own private home.

There are only 12 condos in The Mansions at Vanderbilt Beach, with only two residences per floor. Private elevators and a secured lobby are unique features of the Mansions, but nothing can outdo its proximity to the beach. Condos at the Mansions are 2,400 square feet and up.

Phoenician Sands has 10 gulf view condos with a spacious floor plan in a single, New England style, five-story building. A gated entrance and a private walkway to the beach speak to the serenity of life at Phoenician Sands. Residents are invited to use the amenities of the Turtle Club next-door.

Moraya Bay has to be the gem of Vanderbilt Beach. These 72 gulf view condos include grand salons, Leviton lighting, and butler’s pantries with full-size refrigerators and an extra dishwasher. This neighborhood features a 360⁰ infinity pool and a lap pool. Built in 2009, Moraya Bay has won 17 CBIA Sand Dollar design awards. Condos range from just under 4,000 to just over 4,500 square feet.

Naples Cay

If you are looking for a spectacular oceanfront vibe or a waterfront home with just a hop from the beach, check out Naples Cay. This luxurious enclave at the end of Seagate Drive includes low and high-rise neighborhoods located at the south end of Outer Clam Bay.

Seapoint is a magnificent 14-story high-rise containing only two palatial residences per floor, at the northern-most point of the Naples Cay community. Gated access adds to the privacy of Seapoint situated at the very end of Seagate Drive on a secluded stretch of barrier peninsula between Outer Clam Bay and the Gulf of Mexico. This exclusive property has two floor plans, one with 4,950 square feet, and the other with 5,350.

The Beach House is an 11-story building housing 33 beachfront condos with sweeping, wrap-around balconies, all facing directly west toward the Gulf of Mexico. Living space in these luxury condos averages between 2,400 and 2,500 square feet. Every condo has two bedrooms, two baths, and a den.

The Westshore is 14 stories of luxury condos ranging from 1,300 to 2,100 square feet. The 50 units are available in two and three-bedroom floor plans, each with two baths. 150 feet of preserve area provides a buffer between the bay and Westshore. The 14-story Club at Naples Cay is similar to the Westshore, with 50 residences with floor plans between 1,305 and 1,445 square feet.

Seasons is a 22-story, low density, high-rise with 43 luxury condos. There are only two units per floor, beginning with living space of 4,470 square feet. Penthouse condos are almost 11,000 square feet under air. The property includes a heated 14,000 square foot resort-style pool with private cabanas for year-round swimming and spa.

The Moorings

The Moorings community covers more than 800 acres of land plus waterways with direct access to the Gulf of Mexico and a mile-and-a-half of Naples’ finest white sand beaches as its western boundary. The Moorings includes 82 condominium neighborhoods, which include:

Admiralty Point, a resort-style, gated and guarded neighborhood with 144 condos in two buildings, one on the Gulf, the other on the Bay. Residents enjoy two large, heated pools and Har-Tru tennis courts.

Yacht Harbor Manor, a Co-Op neighborhood of 24 condos distributed among six two-story buildings. Floor plans range from 900 to 1,200 square feet.

St. Croix Club, three seven-story buildings right on the beach, housing a total 36 units, with only two residences per floor. Floor plans from 1,500 to 1,750 square feet include open-air, screened terraces with direct views of the Gulf of Mexico and its spectacular sunsets.

Regency Towers, a neighborhood of luxury residences with 1,942 to more than 3,000 square feet of living. Typical floor plans feature two or three bedrooms with an equal number of bathrooms. There are only two units per floor.

The Imperial Club, a neighborhood of 41 residences in a single, eight-story building on the beach. Homes range in size from 1,400 to 3,000 square feet. A guest suite is available for visitors. Residents relax in a beautiful, heated, beachfront pool.

Lausanne, a prime example of the condo lifestyle in the Moorings and in Naples. Residents of the two nine-floor towers are just 75 feet from the beach. The crystal clear pool sits between the two building is surrounded by a 30,000 square-foot deck. The 90 residences in each building are available in two, three, and four-bedroom plans ranging in size from 1,500 to over 3,300 square feet of living space.

Westgate, a two-building neighborhood on the beach. Each building has eight floors and a total of 48 residences with one of two floor plans of 2,500 or 3,000 square feet.

Beachfront condos in Naples are an eclectic mix of low, mid, and high-rise complexes. Each features its own, unique lifestyle. Condos are typically available to view by appointment only and may be for sale fully-furnished or even turnkey.
