Naples Waterfront HomeNaples is arguably the most upscale municipality in Southwest Florida. Of the 16.4 square miles that it occupies, twenty-five percent is comprised of harbors, canals, and waterways. There are eleven major communities in the immediate Naples area that feature waterfront real estate. Note that “waterfront” is not the same as beachfront, although several communities feature access to both. Because waterfront properties typically feature boat slips and lifts, these communities are favored by boating enthusiasts.

Old Naples

Old Naples real estate is an eclectic mix of old Florida charm and new homes that both reflect that ambiance and harmonize with the mature, tropical vegetation that permeates the entire district. Windstar

Windstar is on the east side of Naples Bay built around two golf courses. Only a handful of Windstar homes have direct access to the bay, but the services of the Windstar Marina are available for all residents. There are 600 homes in Windstar, including 17 neighborhoods of coach homes, condos, villas, and single family homes a wide variety of floor plans and price ranges. Windstar residents have access to their own exclusive beach via the Keewaydin Ferry that departs from the main clubhouse twice a day. Port Royal

Port Royal is south of Old Naples on the west side of Naples Bay. Nearly all of the 500 houses in the exclusive Port Royal neighborhood are located on irregular peninsulas adjacent to deep-water canals with direct access to the Gulf of Mexico via Naples Bay through Gordon Pass. The deep-water bays and channels can accommodate yachts and right-smart sailing ships. Port Royal is comprised solely of estate homes, so each property and residence is unique. Gordon Drive

Thirty of the 100 most valuable properties in Collier County, Florida, have Gordon Drive addresses. In fact, one landowner along Gordon Drive pays the second-highest property tax in Naples. Although the northern section of Gordon Drive is inland, as the southern terminus of Gordon runs through Coquina Sands and Port Royal, most homes are either beachfront or waterfront. The multi-million dollar estates along Gordon Drive are owned primarily by highly successful businessmen, industrialists, and entrepreneurs. It is not uncommon for homes along Gordon Drive to have living space upwards of 10,000 square feet.

Royal Harbor

The Royal Harbor community retains an old Florida ambiance that newcomers to the Naples area expect. Boats are anchored all along its mile-and-a-half shoreline on the east side of Naples Bay, stretching from the Gordon River on the north to Haldeman Creek on the south, and at homes along the community’s numerous, deep-water canals. In addition to more than 400 single-family homes in Royal Harbor, the small neighborhoods of Harbor Lakes and Royal Bay consist of two and three-story condos and attached villas.

Coquina Sands

Coquina Sands lies just north of Old Naples and is one of Naples’ most prestigious waterfront and beachfront communities. It is a large subdivision comprised of a broad range of homes and styles from condos to breathtaking custom, estate homes of 8,000 square feet and more. Condos range in size from 1,000 to more than 3,000 square feet of luxurious living space. The dense, tropical surroundings, palm-lined streets, tall pines and banyan trees ensure a beautiful, quiet and comfortable environment in which the Southwest Florida lifestyle may be enjoyed to its fullest. The Moorings

The Moorings includes Doctors Bay and boasts the most direct-access, waterfront shoreline and the most deep-water channel access in the entire Naples area. The Moorings community covers more than 800 acres north of Coquina Sands. One of the most prestigious communities in all of Naples, the Moorings features the only private golf club east of US 41 (Tamiami Trail). There are 82 condominium neighborhoods in The Moorings as well as 875 single-family and estate homes.

Park Shore

Park Shore was the very first planned-unit community in the entire state of Florida. The 760-acre community lies between US 41 (Tamiami Trail) and the Gulf of Mexico. Both a waterfront and beachfront community, Park Shore is home to 600 single-family homes, numerous mid-size condominiums, and 25 residential high-rises as well as commercial properties. Park Shore is the northernmost waterfront community within the city of Naples. Boat access to the Gulf is limited only by the bridges at Park Shore Drive (high tide clearance of 18 feet) and Harbor Drive (high tide clearance of 12 ¼ feet. The Village at Venetian Bay, at the center of Park Shore, is an elegant collection of waterfront restaurants and shops.

Gulf Shore Boulevard

The luxurious Gulf Shore Boulevard begins in the Park Shore Community and runs south through The Moorings and Coquina Sands all the way to Royal Harbor. Sometimes waterfront, sometimes beachfront, and sometimes both, Gulf Shore Boulevard is where the greatest collection of expensive and elegant homes in all of Southwest Florida may be found.

Seagate

At the north end of Park Shore, Seagate is an intimate, waterfront community of 90 homes built along four canals. It is one of the first communities ever established in Naples, Florida. The canals afford immediate access to the south end of the still waters of Pelican Bay. Across the bay to the north, watercraft may access the Gulf of Mexico through Clam Pass. Older Seagate homes tend to have around living space of around 2,000 square feet and to feature yards with mature vegetation, providing peaceful solitude and privacy. New, custom homes are still being built in Seagate as older ones are replaced. Some of these boast nearly 6,000 square feet of living space, three-car garages, private pools, and spas. Most waterfront homes have private docks or boat lifts.

Vanderbilt Beach

Vanderbilt Beach is not just one of the most beautiful on the Southwest Florida Gulf Coast. It is also the name of the community that borders the beach and Vanderbilt Drive to the east. The distance from Vanderbilt Drive to the beach is, on average, only a half mile. Many homes at Vanderbilt Beach are waterfront properties. Most homes located on the channels have their own private boat docks or lifts and all have direct boat access to the Gulf.

While each neighborhood at Vanderbilt Beach is unique in its own way, Moraya Bay and Phoenician Sands are worthy of particular attention. Phoenician Sands has 10 gulf-view condos with spacious floor plans in a distinctive New England style, five-story building. A gated entrance and a private walkway to the beach speak to the serenity of life at Phoenician Sands. Residents get full use of the amenities over at the Turtle Club. Moraya Bay has 72 luxurious, gulf-view condos ranging between 4,000 and 4,500 square feet and include grand salons and butler’s pantries.
